A mixed-use commercial, hotel and residential development on Tooting High Street providing a mix of commercial, hotel and residential dwellings that fit within the existing context while retaining and refurbishing the 1930s historic Art Deco facade of the existing RACS building.  The development fronts the High Street, maintaining the built edge of Upper Tooting Road, whilst allowing vehicle access and servicing to the rear of the site.

The client’s aspiration was to create a high-quality mixed-use development that would regenerate the local area and create an attractive and distinctive development that protects and retains a local landmark. A planning consent was granted in 2014 for the redevelopment of the site to provide retail, a hotel, community use and student accommodation. Changes in funding and the hotel provider, resulted in a revised planning consent being sought in 2017. The new consent secured retail space at ground floor to include 5 commercial units including retail , restaurants, D1 nursery, supermarket, 96 bedroom Premier Inn hotel and 41 apartments.

Chetwoods worked closely with the client and tenants to develop the technical design of the proposal. A D&B contract was awarded to Henry Construction in 2019 and Chetwoods were novated to the contractor. Construction was completed in February 2022
