Danescroft Claverings Industrial Estate

A unanimous resolution to grant planning approval has been secured for the regeneration of Claverings Industrial Estate in Edmonton, North London, for Danescroft and Fiera Real Estate UK.
Claverings Industrial Estate is a transformative urban logistics masterplan for Edmonton, North London, delivering a new generation of sustainable industrial space within one of London’s key Strategic Industrial Locations. Designed by Chetwoods for Danescroft and Fiera Real Estate UK, the scheme secured unanimous planning approval and will regenerate a dated and underutilised industrial estate into a future-ready hub for logistics, manufacturing and distribution.
The development comprises seven highly flexible industrial and warehouse units ranging from 11,300 to 70,000 sq ft, designed to support a broad range of occupiers and evolving operational requirements. Located just off the A406 North Circular, the scheme provides excellent access to the M25, M11 and A10, strengthening London’s wider logistics infrastructure and enabling efficient movement of goods across the capital and beyond.
Architecturally, the scheme adopts a restrained yet highly refined industrial aesthetic. The buildings are expressed as clean, rectilinear volumes with a strong emphasis on rhythm, proportion and legibility. Large-format façades are articulated through layered cladding systems, framed openings and varied material tones, reducing the visual scale of the warehouse masses while giving each unit an individual identity within the wider campus composition.
Sustainability is fundamental to the project, targeting EPC A+, BREEAM Outstanding and Net Zero Carbon Construction through a fabric-first approach, low-carbon materials, rooftop photovoltaics, EV charging infrastructure and energy-efficient systems. The development is designed to achieve a 49% carbon reduction beyond Part L regulations while delivering over 200% biodiversity net gain.
