A high-quality, future-proofed last mile logistics development delivering a single-storey warehouse with ancillary mezzanine office space, extensive landscaping, servicing yard, car/cycle parking, and associated infrastructure.
Located within a designated Strategic Industrial Location (SIL), designed as a contemporary logistics facility balancing operational performance with strong architectural character and environmental responsibility.
The building form is articulated through contrasting cladding colours, textures and profiles, helping to reduce perceived mass and create a distinctive visual identity. A clear architectural hierarchy distinguishes the warehouse from the stepped-back office elements, with public-facing areas incorporating human-scale detailing, high-quality materials and strong visual emphasis on the office pod. Glazed curtain walling and feature porticos define entrances, improving legibility and arrival experience, and generous office glazing maximises daylight and visual connectivity with warehouse operations.
The warehouse has a minimum clear haunch height of 12.5m, to maximiser internal volume and provide flexibility for future occupier adaptation. The servicing yard provides a minimum depth of 34.5m to support efficient logistics movements, with dock levellers, level access doors and coordinated materials and finishes to maintain visual consistency across operational areas.
Sustainability principles are embedded throughout. A fabric-first approach and energy-efficient systems reduce operational energy demand for heating and lighting, and low-carbon materials and operational strategies help minimise emissions. Water efficiency measures include grey water recycling for site operations, with sustainable drainage features such as permeable paving and green roofs to cycle stores. Structural landscaping and native planting enhance biodiversity, strengthen ecological value and contribute positively to the site’s visual quality and wider urban setting.
