A contemporary industrial scheme that respects its heritage while delivering functional, sustainable architecture tailored to its unique context. The innovation-led, sustainable development is tailored for marine engineering enterprises and research-driven occupiers. It is designed to achieve BREEAM Excellent, exemplifying a commitment to high sustainability standards within a distinctive riverside setting.

Located adjacent to Centenary Quay, with key views from the Itchen Toll Bridge and Ocean Village, the design responds sensitively to its prominent waterfront context, drawing on the site’s historic shipbuilding heritage.

The massing references the urban grain of the former shipyards, with an offset arrangement of portal frames creating a dynamic and contextual composition. This breaks down the traditional 'big box' form, replacing it with two principal frames and additional smaller elements to articulate the building mass and scale. The differentiation between admin and production spaces is made legible through materiality, roof form and orientation.

The design incorporates porticos that provide solar shading and weather protection while framing entrances and logistics zones. Expansive glazed façades create transparency and connection with the surrounding public realm, enhancing both visual permeability and user experience.

Shared quayside operations with adjacent Ocean Infinity are retained, supporting operational integration and continuity with the site’s maritime use.
