The development will transform a dilapidated site into a modern, high-quality industrial facility creating flexible, sustainable employment space. The scheme comprises a three-storey warehouse delivering 5,172 sq m GEA, including ancillary office space, suitable for a range of occupiers and industries. The design optimises land use while maintaining appropriate scale and massing, enabling flexible occupation by multiple tenants and accommodating a range of vehicle types.

The scheme adopts a contemporary, functional and sustainable design philosophy focused on long-term adaptability. Scale and massing respond carefully to the surrounding context, while a simple, efficient form maximises usability and clearly defines public and operational areas. Services are seamlessly integrated, with concealed infrastructure enhancing visual quality. The site promotes accessibility through multimodal transport, including public transport, cycling and pedestrian routes. Design measures mitigate potential impacts such as noise, overshadowing and overlooking, ensuring a positive relationship with neighbouring uses.

The development targets BREEAM Excellent and EPC A+ ratings, incorporating carbon reduction strategies, energy-efficient systems and greywater recycling. Energy demand is minimised through passive design and efficient building services. A biodiversity net gain strategy will retain and enhance existing habitats, supported by new planting and a green buffer that protects mature trees and strengthens ecological resilience.

Chetwoods and GLi engaged extensively with local stakeholders, businesses and residents throughout the planning process. Consultation with local representatives, community groups and neighbouring occupiers ensured the scheme responds to local priorities and concerns.

The redevelopment delivers a flexible, efficient and sustainable employment space, supporting the long-term economic and environmental success of Charlton Riverside. Planning permission was unanimously granted in March 2026
