The site was on very poor ground with silt deposits from previous dredging. This necessitated piling of the column bases and all the floor slabs.

The development comprises a 365,000 sq.ft propped portal warehouse, 12m to haunch with transport offices, energy centre and 18,000 sqft lean-to offices. Ancillary buildings include gatehouse, vehicle wash, fuel islands, sprinkler tanks and pumphouse.

The Import Centre receives containers delivered to Teesport Dock where the contents are palletised and racked awaiting delivery to stores. The facility handles approximately 35,000 TEUs a year and incorporates ‘boom’ conveyors to several dock doors to enable containers to be more readily decanted. The location saves ASDA an estimated 8 million road miles/£12million a year.
