The proposed development, located within the 'Golden Triangle' area of the Midlands, aims to deliver a highly sustainable scheme that meets market demand and addresses environmental and site constraints. It will replace the existing warehouse with a modern facility featuring distribution space, offices, and underground parking. Delivered in two phases, the site will remain operational throughout construction.
The project involves partial demolition of the current industrial building and construction of an expanded warehouse, new office areas, and a basement car park. The GIA will increase from 38,612 sqm to 60,202 sqm for Phases 1 & 2 - an uplift of around 56%. The car parking will increase from 284 to around 316 spaces, with the majority of spaces relocated underground. This enables a larger footprint to the warehouse and delivers a much more efficient service yard and loading areas.
The design prioritises sustainability, high-quality architecture, and strong visual identity. Offices are positioned to maximise natural light and views, with a cladding palette of grey, silver, and translucent metal panels to minimise bulk and harmonise with retained buildings. Horizontal banding and feature entrances will enhance the overall appearance. The insulated cladding system will ensure excellent thermal performance.
Rooflights and solar panels will maximise daylight and renewable energy use. The building will target a BREEAM ‘Excellent’ and EPC ‘A’ rating, with carbon reduction measures such as renewable technology, improved logistics, and a comprehensive travel plan.
Landscaping will enhance biodiversity and visual quality, working with the existing green infrastructure. Planting along the site’s edges, especially to the west, will protect nearby homes. The planting scheme includes native trees, hedgerows, shrubs, and wildflowers, promoting biodiversity and seasonal interest.
The development will generate employment across a range of skills, both during construction and ongoing operations, while providing a safe, high-quality facility tailored to the needs of the logistics and warehousing sector.
