A mixed-use commercial, hotel and residential development on Upper Tooting Road that regenerated the local area with an attractive and distinctive development, while retaining and refurbishing the historic 1930s Art Deco facade of the RACS building.

A planning consent was granted in 2014 for the redevelopment of the site to provide retail, a hotel, community use and student accommodation. Changes in funding and the hotel provider, resulted in a revised planning consent being sought in 2017. The new consent secured retail space at ground floor to include a supermarket and a D1 unit, a 96-bedroom hotel and 41 residential dwellings.

The design provided a mix of commercial, hotel and residential dwellings to fit within the local context while retaining and refurbishing the Art Deco facade of the RACS building. The building fronts the high street, maintaining the built edge of Upper Tooting Road, whilst allowing vehicle access and servicing to the rear of the site.

We worked closely with the client and tenants to develop the technical design of the proposal and complete the project from planning to delivery in four phases between November 2020 and completion in February 2022.
