Chetwoods and Global Technical Realty (GTR) have received planning consent for a 32.2-acre mixed-use technology campus within Southall’s International Trading Estate. The scheme transforms an underused industrial site into a world-class data centre and industrial campus forming part of the UK’s Critical National Infrastructure. The masterplan comprises three state-of-the-art data centre buildings, a series of modern industrial units, and a central Pavilion that provides shared amenities and community spaces.

Design Approach

Developed in collaboration with AR Urbanism, the masterplan integrates high-performance digital infrastructure with flexible industrial workspace, unified by a cohesive landscape and public realm strategy. The design has been recognised by the London Borough of Ealing for its high-quality, sustainability-led architecture that will set new benchmarks for the data centre sector.

The façade concept draws inspiration from big data rhythms, expressed through textured horizontal banding to create a distinctive identity that celebrates Southall’s industrial and cultural heritage.

Public Realm and Sustainability

The masterplan delivers 153 new trees, biodiverse green spaces, and new pedestrian routes to the Grand Union Canal, achieving a 79.4% biodiversity net gain. Enhanced connectivity promotes active travel, while the landscape strategy provides tangible social value for the local community.

Impact

The development will generate up to 530 new jobs and contribute £7.35m towards local skills and sustainability initiatives. The scheme redefines the relationship between technology, industry, and people — setting a new benchmark for sustainable digital infrastructure in the UK.
