The building includes an IT control room for the port, development welfare facilities, canteen, administration offices and site management facilities. It consists of two accommodation blocks linked by a central glazed atrium space to maximise the use of natural daylight and views across the port and park. This is reflected in the envelope treatment of north and south blocks and use of a combination of glazed and semi-translucent curtain walling systems.

Other features to achieve a BREEAM Very Good rating include energy efficient lighting with motion sensors to reduce running costs, recycling heat gathered within atrium areas, and photovoltaic panels. Water usage is optimised with water leak detection systems to reduce water wastage, recycled low flush volume WCs and low water usage spray taps.

Construction materials include responsibly sourced timber and renewable finishes such as organic emulsion paint and carpets with recyclable yarn, and regionally sourced planting in the surrounding landscaping.
