A  redevelopment to transform the former Firestone site into a cutting-edge HQ distribution and logistics hub, seamlessly blending historical reference with modern innovation. The scheme will deliver a super-prime facility that honours the architectural legacy of the site while meeting  uture-facing sustainability and performance standards.

The design draws on the site’s Art Deco heritage, with key features of the original Firestone building reimagined in contemporary form. The scheme’s structure incorporates a grid system inspired by the original façade, translated into a full-height glazed frontage. This is aligned behind the preserved stepped entranceway, which remains a focal point of the development.

The listed steps, a crucial surviving element of the original building, informed not only the new entrance and office configuration but also shaped the car park, working yard, and underground parking layout. This spatial arrangement re-establishes the original architectural hierarchy: factory as the dominant element, offices as a secondary feature, and the entrance height as a marker of emphasis. Even the historic Firestone typography has been given a creative new lease of life through abstract decorative glazing.

The scheme aligns with the environmental ambitions of Legal & General, the London Borough of Hounslow, and the London Plan, targeting a BREEAM Excellent rating and conforming to the UK Green Building Council’s definition of Net Zero Carbon.
