Unanimous resolution to grant planning approval has been achieved for an urban logistics masterplan, designed by Chetwoods Architects for Danescroft and Fiera Real Estate UK, for the comprehensive regeneration of the Claverings Industrial Estate in Edmonton, North London.

Claverings Industrial Estate is currently characterised by dated and underutilised industrial buildings. The redevelopment represents a significant step forward in the transformation of this key site into a flexible, sustainable, and future-proof urban logistics hub.

The scheme will deliver seven new industrial / warehouse units ranging from 11,300 to 70,000 square feet. Designed to meet the demands of modern logistics, manufacturing, and distribution businesses, these units provide high-specification accommodation in a strategic location. They will deliver high-quality, sustainable workplaces that enhance occupant wellbeing while making a positive contribution to the local urban fabric.

The scheme has been developed with extensive community and stakeholder engagement to ensure the proposals reflect shared priorities, and will accommodate a variety of uses enabling the development to support a broad range of occupiers and adapt to changing market demands.

Sustainability is a central tenet of the design. Contemporary construction techniques and low-carbon materials will be employed to reduce embodied carbon through a whole life-cycle approach, with the development targeting a minimum BREEAM “Excellent” rating and EPC A+ certification, alongside ambitions to achieve carbon neutrality. A ‘fabric first’ approach will maximise thermal efficiency through high-performance U-values, reduced air permeability, and energy-efficient systems.

Urban greening is a fundamental aspect of the masterplan with a strong green infrastructure embedded throughout the site. The scheme includes high-quality landscaping, carefully developed to respond to the surrounding context, creating landscape buffers and active edges where appropriate.  

Tree retention has influenced the layout of several amenity spaces, helping to ensure their longevity and create attractive outdoor environments for future occupants and a significant number of new trees will be planted.

The holistic masterplan not only addresses current industrial and environmental needs but also lays the groundwork for a resilient and adaptable logistics hub that supports Enfield’s long-term growth and sustainability ambitions.
