A transformative industrial campus in Milton Keynes has place, community and nature at its heart

A next-generation industrial campus for developers Beyond Collaboration has innovation at its core. It embraces a philosophy that places emphasis on placemaking, community engagement, and environmental stewardship. The development sets a new benchmark for modern B2/B8 accommodation that enhances wellness, concentration, and productivity.
Located at Elfield Park in Milton Keynes, the first phase of the 294,000 sqft campus covers 43,000 sqft and features office spaces with external balconies overlooking landscaped public realm areas. This design fosters a harmonious working environment with a strong connection to nature. A key highlight is the emphasis on natural daylighting, achieved through full-height glazing in the office areas and slotted glazing panels on warehouse facades.

Innovative Approach to Sustainability
Innovation was central to both the design and construction, focusing on minimising environmental impact using high-quality materials and sustainable initiatives. By optimising orientation, built form, and utilising lean structures alongside an efficient building envelope, the project not only adds value but also reduces operating costs for tenants. Impressively, 98% of all construction waste was diverted from landfill.
Clean, renewable energy is provided through 800 m² of photovoltaic panels covering 50% of the roof. Additionally, energy-efficient mechanical systems, electric air source heat pumps for heating and cooling the office spaces, and sensor-managed LED lighting are integrated throughout.
Phase two of the development – currently at planning stage - will further transform Elfield Park with an additional 250,000 sqft of use class B2/B8 space that builds on the ambition and commitments of phase one to create a sustainable, dynamic space for modern industry, while supporting the health and wellbeing of all who work and visit.
Wellbeing Rooted in Nature
A landscaped masterplan integrates nature, wellbeing, and building productivity. Expansive green spaces, tree-lined avenues, and carefully designed amenities offer opportunities for relaxation, socialisation, and exercise, fostering an environment where both business and nature can thrive. The site’s four-acre landscaped areas also promote biodiversity, incorporating 233 new native trees and plant species.
An investment in specially commissioned public art further connects people with nature, creating an emotional and aesthetic link to the surrounding environment. The site’s landscape also guided the placement of the buildings, with a focal-point water feature showcased through the transparent frontage.

A New Era in Industrial Campus Design
Elfield Park represents a paradigm shift in industrial campus design, where innovation, sustainability, and community intersect to create a truly transformative environment. The project is already proving attractive to prospective tenants, setting a new standard for future developments.
Clive White, Director at Chetwoods: Beyond Collaboration’s vision and ambition was for a scheme that would be visible, approachable, and fully inclusive. This has been achieved through many elements, including a central amenity ‘heart’ area that can be used for both public and private events, as well as new links with the local community via the provision of a trim-trail and cycle routes to promote public access.
