Chetwoods and Baytree are working with the International WELL Building Institute (IWBI) and BREEAM to develop this new build project at Dagenham as the world’s first Pilot project for WELL™ Industrial Buildings accreditation, with occupier wellness measured in seven categories: air, water, nutrition, light, fitness, comfort and mind.
The development continues Chetwoods’ work with Baytree to help drive efficiencies in delivering buildings that combine best practice across sustainability and well-being while meet the changing property needs of customers.
Innovations have been identified and investigated through the use of collaborative design reviews and intensive design charrettes. The client was able to visualise and experience the design proposals through the use of 3D design, fully immersive Building Information Modelling (BIM) and Virtual Reality software. The collaborative design process is continued into tender and construction using information sharing and industry leading collaborative software and hardware.
When completed the project’s sustainable initiatives will achieve BREEAM Excellent and an EPC rating of A. Each component of the buildings is designed to be functional, to reflect its location, and to clearly demonstrate value from a community and environmental perspective. The main materials use a new panel type and profile developed by Chetwoods to optimise material use, minimise waste and create a dramatic, yet simple architectural approach.
